How to sell your property before it’s on the market.....


What makes a good estate agent? If you’re selling your home, you want to ensure that the agent you choose can sell it quickly and for the best possible price. We have had some incredible results already this year where properties have sold on their first viewing, but we can always rely on our Coleford branch’s competitive spirit to take it some stage further.


But how can you beat selling on the first viewing? Over to Nicky Clutterbuck to explain:


“I received a call to value a local property, the owner said they saw we had sold the property next door quickly so they wanted to use the same estate agent. At the valuation, the owners explained that they didn’t want to put their home on the market until the end of January but I asked said if I had anybody before that date would they accept a viewing, to which they agreed.


I knew a couple who had sold their house subject to contract, we had helped them with another property in the past so I kind of knew what they were looking for. After I had told them about the property they requested a viewing, they made an offer that same day which was accepted.


As you can imagine the vendor was delighted, the house had not been put on the market, no photos had been taken, no property details created, yet all it took was knowing our clients and their needs to get it sold.”
