What is a valuation ?

You’ve decided to move and your next step is to get a valuation on your property. You have probably called one or two agents around to your house, who maybe your friends have used, or you have seen them on your high street. Maybe you’ve searched online, or used the Rightmove tool that contacts a number of local agents on your behalf?

But are you doing yourself and your property justice? Remember, your home is your biggest asset.

When choosing a school for your children, you want to ensure it is right for them. Your final choice could depend on locality, but also environment, teaching, or the learning programme. You will have undertaken some research to make sure that your decision was the right one.

So, when it comes to your home, how will you know that your choice of estate agent is the right one for you and your home, without taking some time to research?

Before you invite any estate agent round to value your property, do your homework. Do they have any ‘for sale’ boards and, more importantly, ‘sold’ boards in your area?  The agent may look amazing, but if they have no track record of selling property in your area, how do you know that they can sell yours?

Have you checked out their websites, social media, and also reviews? What are people saying about them? You wouldn’t buy a new car without checking out all the details first, would you?

When you have decided on three agents that meet your criteria, invite them around for a valuation, or should we say an ‘interview’. This is not their meeting, but yours; you need to question and challenge them so you know that they are the right agent to sell your biggest asset.

This may sound strange, but we love it when clients ‘interview’ us, as it gives us the opportunity to really explain what we do, and also to reassure them that we are the right agent for them. Most importantly, it is a time for us to listen to you and find out your wants and needs, as this is crucial. For example, if you need to move quickly, we need to price the property accordingly to attract more potential buyers.

We’re not in this business to play games; we will give you our honest appraisal of your home’s value in the current market, which is really hot right now. Be careful that your home is not over or undervalued. It is easy to be swayed by a high valuation, but the last thing you need is for it to sit on the market for a long time and have to be reduced again and again.

When your property is undervalued, not only do you lose out financially, but the estate agent will certainly not be working with your best interests in mind. So how do you know who is right? This is why it is important to get more than one opinion, as if one seems a bit out there, it may start ringing some alarm bells.

Yes, the potential sales price of your property is important when selling, but you also want to feel like you can trust the agent to sell your biggest asset. Trust that they will constantly communicate, and also drive your sale right through the process to completion.

As the sales process is the time where problems can arise and potentially fall apart, you need to know that the agent you choose will be in your corner, fighting for you every step of the way. We believe this is the most important part of selling your home, and keeping things together can often be challenging, but there is nothing more rewarding for us then seeing you complete and move.
