Why you should act now if you're looking to sell your home in 2018
With the festive season fast approaching the last thing you want to be bothered with is having your house on the market. You may be thinking that waiting until the celebrations have ended so that you don’t have to be organised for viewings is the best solution. We can completely understand this thinking, but with Boxing Day being one of the busiest days for home searches on Rightmove, we may have a plan where you can get the best of both worlds.
Best of both worlds
Did you know that whilst many of us are squeezing another mince pie or turkey sandwich into our day, millions are browsing the web for a new home. In fact, in January 2016, Rightmove announced that on Boxing Day they had received 31 million page views, which had risen to 44 million by 30 December. What’s more, is these figures were up by 5% last year.
Now whilst we understand your desire to wait to place your home on the market at a more convenient time, you also don’t want you to miss out on this amazing period that could get your home in front of such a large number of keen potential buyers.

What about the property market?
If you were to listen to the national press you couldn’t be blamed for thinking that it is all doom and gloom out there at the moment. Even Rightmove’s latest House Price Index stated that price cuts by sellers had hit a five-year high. And in many areas of the UK sadly this is true - over one-third (37%) of properties have had to reduce the price of their property this year to secure a sale. However, what is happening in central London, for example, is completely different to the experiences of our vendors.
We are bucking the trend
Across our many branches we are having fantastic successes selling properties quickly, and for or above the asking price.
Coleford & Monmouth– Craig Wellings, Branch Manager shares some of his team’s successes:
- We have two properties whose sales had cancelled in October; we re-sold both properties in the same month, and for higher amounts.
- We had a great bungalow that, incredibly, we sold on the first viewing without it being advertised - this was because our Senior Sales Negotiator, Michelle had an existing customer waiting.
- November’s Rightmove Report shows that we are selling houses faster than any other high street agent in Monmouth.
Scott Jenkins, the Branch Manager at Pencoed, states that they too are also selling houses faster than any other high street agent in their area, according to Rightmove. They are also achieving over the asking price for many properties, “a recent property sold before I left the valuation, it was going to be marketed for £189,999 and sold for £192,500,” said Scott.
With the Chancellor’s announcement regarding the scrapping of Stamp Duty for first-time buyers on properties up to the value of £300,000 we are already anticipating many first-time buyers wanting to react quickly.
The change to Stamp Duty is immediate, but as yet only effective until 1 April 2018 in Wales, at which point it will be the Welsh Government’s decision whether to continue the policy.
The anticipated growth in the number of first-time buyers will have a positive impact across the market.
