Pursue non payment of rent and provide advice on rent arrears actions

Arrange routine repairs and instruct approved contractors
Hold keys throughout the tenancy.
Review the rent at the end of each tenancy term.
Arrange inventory provider to carry out a check out.
Negotiate deposit deductions and release deposit. Remit any disputed amount to the scheme for adjudication
Set up Fees
£420 including vat for rents up to £700 per calendar month. 50% of the first months rent plus vat for any rents over £700 per calendar month.
Agree the market rent and find a tenant in accordance with the landlord guidelines
Advise on refurbishment
Provide guidance on compliance and with statutory provisions and lettings consents
Carry out accompanied viewings (as appropriate)
Market the property and advertise on relevant portals
Erect board outside the property in accordance with the town and country planning act 1990
Register the tenants deposit with a government approved scheme.
Renewal fee - £96 including vat. Contract negotiation, amending and updating terms and arranging a further tenancy agreement.
Optional fees
Inventory fee £120 including vat for 1 bed and £24 including vat for each additional bedroom.
Mid term inspections £36 including vat per inspection
