Tenant Find Service – Set up fee

The set up fee includes agreeing the market rent and finding a suitable tenant that matches your requirements. This involves marketing and professional advertising of the property; erecting an advertisement board and carrying out viewings at the property. We will draw up all the necessary legal documents including the tenancy agreement and arrange for these to be signed.
We will then provide all parties with a copy and supply the tenant(s) with the How to Rent guide Booklet and the prescribed information in relation to the tenants deposited security bond. (If deposited into Bidmead Cook DPS scheme) The setup fee also includes the referencing and suitability checks carried out on the tenant. Once the tenant has moved in, the rent collection and maintenance management will be the landlord responsibility.

Ingoing Inventory

It is vitally important to have an ingoing inventory carried out prior to tenants moving into your property. Our inventory reports provide an unbiased record of its condition and contents. The reports are very detailed, and they provide photographic evidence of the property at the commencement of the let. It forms part of the legally binding contract between the landlord and tenant. An inventory is a vital document if the deposit enters a dispute at the end of the tenancy and will stand up as evidence to support your claim.

Outgoing Inventory

A check out report provides you with a detailed unbiased report showing the condition of the property at the end of the property. This is a vital document should your deposit claim enter a dispute as it holds strong evidential value.

Depositing the bond for your tenant

We will arrange depositing the security bond in our secured sheme with the Deposit Protection Service. We will then provide a registered deposit certificate.

Bond Disputes

If there is a dispute with your claim at the end of the tenancy, we will deal with liaising with the tenant and submitting all evidence to support your claim.

Statutory Declaration Claims

In the event that a tenant does not respond to a claim from the bond, we may need to start a statutory declaration claim. We will submit all relevant forms to the DPS and get them witnessed by a solicitor.
Fee: £25 + VAT Total Cost including VAT: £30

Gas Safety Certificate

A Gas Safety Certificate must be carried out every 12 months. We can arrange this for you and will send a reminder every 12 months to ensure you are legally compliant.

Energy Performance Certificate

All let properties must have an up to date EPC. These last for 10 years and then must be renewed. This fee covers the cost of the domestic energy assessor carrying out the inspection.

Tenancy Renewal Fee

If you decide to renew the contract for a fixed term period, we will negotiate between landlord and tenant on an agreeable term. New contracts will be drawn up once the renewal period has been agreed.

Managed Service

Fully Managed Service – Set up fee

We will draw up all the necessary legal documents including the tenancy agreement and arrange for these to be signed, Unless stated, Bidmead Cook will sign the AST on behalf of the landlord on all managed properties.
We will then provide all parties with a copy and supply the tenant(s) with the How to Rent guide Booklet and the prescribed information in relation to the tenants deposited security bond. The set up fee also includes the referencing and suitability checks carried out on the tenant.

Monthly Management Fee

The monthly management fee is taken as a percentage of your monthly rent. The fee covers our services for collecting and remitting the monthly rent received, deducting and remitting contractor payments, and producing a monthly statement. When necessary it includes the pursuance of chasing non-payment of rent, sending arrears letters and arranging property visits in relation to non payment of rent.
We will deal with all maintenance issues reported and arrange for an accredited contractor to attend your property and make necessary repairs following prior authorisation.
Fee: 12% + VAT Managed

Monthly Management Fee – with rent protection

This fee covers all of the above with added rent protection & legal cover. Rent protection covers you for non-payment of rent, regaining possession of your property and all court costs & legal fees associated with this.

We can take over management on your property from your existing agent. All of the above would apply with your management service and we would draw up new agreements. We can also arrange for your tenants deposit to be transferred to our secured deposit scheme.

Interim Property Inspections

We will carry out interim inspections on a 3, 6, or 12 month frequency, The report is carried out by a professional outsourced inventory company, The report that you receive is a detailed unbiased report detailing the condition of the property and will highlight any areas of concern which we can then address.
