Fees to Tenants

BEFORE YOU MOVE IN

Set up fee
Application and Administration fees apply £330 inc VAT for one applicant, £408 inc VAT for two applicants, £78 inc VAT for an additional guarantor. This covers referencing and any other relevant checks to confirm affordability, contract negotiation and drawing up of tenancy agreements.

DURING TENANCY

Renewal Fees
£96 inc vat will be charged at the point of extension for a new tenancy agreement, contract negotiation, amending and updating terms.

ENDING TENANCY

Check Out Fee
At the end of the tenancy a check out fee of £105 inc vat will be charged. Attending the property to undertake an updated schedule of condition based on the inventory at the start of the tenancy and negotiating repayment of the security deposit. If the tenancy falls into rent arrears a charge of £30 plus VAT will be payable.

Following Legislation changes effective 1 June 2019, in England and Wales, fees apply as follows.

Holding Deposit
Equivalent of one week’s rent is payable to secure a property, which will be refunded against the first months rent unless the tenant fails referencing due to misleading information or aborts the let; in which case this will be retained.
Security Deposit
Maximum amount will be equivalent of five weeks rent. Charge for lost keys - £60 inc vat.
Rent Arrears Charges
Set at 3% above the Bank of England base rate and payable after the tenant falls into 14 days of arrears.
Changes of Sharers & Amendments to Tenancy Agreements
£60 inc vat.
Early Termination of Tenancy Agreement
At the discretion of the Landlord, the rent is liable up until the day a new tenant occupies the property and a charge of £612 inc vat to cover the Landlords re-let costs is payable unless the remaining rent due of the term is less than this figure, in which case the remaining rent will be charged.
